Design, Build, and Operate for a Greener Future with LEED
Access4you is more than a certification mark—it is a powerful tool for property owners and companies to unlock the value of social sustainability. By auditing and certifying the accessibility of your built environment, you not only support people with special needs but also drive tangible business value, meet ESG goals, and future-proof your assets.

What is
LEED?
LEED (Leadership in Energy and Environmental Design) is one of the world’s most well-known and widely used green building rating systems, developed by the U.S. Green Building Council (USGBC).
LEED v5 is the latest generation of the system, with an even stronger focus on climate change mitigation, decarbonization, health and social impacts, and the practical implementation of ESG requirements.
The aim of LEED is to enable buildings and developments to measurably improve their environmental performance, reduce resource consumption, and provide healthier, more liveable environments for building users throughout the entire life cycle.
LEED v5 evaluates project performance across the following main thematic areas:

What’s new in LEED v5?
Building on previous versions and further developing them, LEED v5:

Places strong emphasis on climate impacts and carbon footprint reduction
The system remains flexible: sustainability goals can be achieved through a variety of technical and design solutions, while innovation and project-specific approaches are actively encouraged

Prioritizes integrated, data-driven design and operation

Gives greater focus to human health, well-being, and social impacts

Aligns more closely with corporate and financial ESG frameworks
What types of projects can LEED be applied to?
LEED v5 offers several certification pathways, including:
-
new buildings and major developments,
-
interior design and fit-out projects,
-
operation and maintenance of existing buildings,
-
as well as neighbourhoods and large-scale developments.
This allows LEED to function not only as a design tool, but as a long-term sustainability framework.

LEED certification levels
Based on the total score achieved, LEED certification levels are:
-
Certified
-
Silver
-
Gold
-
Platinum
Higher levels—especially Gold and Platinum—require a comprehensive and well-considered sustainability strategy. Therefore, defining a realistically achievable target certification level is a key consideration for every project.

How does a LEED project work at Greenbors?
The LEED certification process varies depending on the project type (new construction, fit-out, or operation of an existing building), but the professional logic is the same in all cases:
strategic goal setting → credit strategy → documentation → certification.
Important distinction: LEED O+M certification
LEED Operations & Maintenance certification:
-
assesses the actual operation and performance of an existing building,
-
must be renewed periodically (typically every 3–5 years),
-
relies heavily on operational data, monitoring, and internal processes.
In this area, Greenbors not only manages certification, but also actively supports operational-level improvements

1. Project initiation and registration
-
Registration of the project in the U.S. Green Building Council (USGBC) system
-
Selection of the appropriate LEED certification pathway:
-
LEED BD+C – New construction and major renovations
-
LEED ID+C – Interior design and fit-out
-
LEED O+M – Operation and maintenance of existing buildings
-
-
Definition of a certification strategy aligned with the project life cycle and business objectives
2. Strategic preparation and target setting
-
Definition of sustainability, energy, water, and carbon goals
-
For new buildings: integrated design approach and early-stage coordination with the design team
-
For existing buildings (O+M): review of operational practices, consumption data, and internal policies
-
Selection of a target certification level aligned with LEED v5 requirements and ESG expectations
3. Credit strategy and Gap analysis - Preliminary Assessment
-
Preparation of a detailed Gap analysis / compliance assessment
-
Identification of:
-
the realistically achievable LEED certification level,
-
critical credits,
-
required technical, design, or operational interventions
-
-
For existing buildings: strong focus on energy and water consumption data, operational processes, and indoor environmental quality
4. Implementation and documentation
For new buildings / fit-out projects:
-
Preparation of design documentation, calculations, and specifications
-
Submission of LEED Design Review documentation
For existing buildings (LEED O+M):
-
Collection of operational data (energy, water, waste)
-
Development or improvement of policies, procedures, and monitoring systems
-
Compilation of full LEED O+M documentation
-
Continuous professional support and coordination with the project team
5. Construction / operational compliance
-
For new construction: monitoring compliance during construction
-
For existing buildings: aligning daily operations with LEED requirements
-
Preparation of required evidence, declarations, and reports
6. Final review and certification
-
Review of the submitted documentation by the USGBC
-
Approval of scores and certification level
-
Award of the final LEED certificate (Certified, Silver, Gold, or Platinum)
